Revitalizing Downtown Mankato: The Arch + Cable Renovation
WEB Construction is proud to have successfully completed the Arch + Cable renovation project in downtown Mankato, MN—an award-winning transformation that highlights our expertise in complex, mixed-use renovations.
Completed between April and November 2023, the project revitalized 12,485 square feet of underutilized office space, converting it into a boutique hotel that adds both function and character to the downtown area. The renovation included transforming the building’s fourth floor into 20 modern hotel rooms and repurposing the first floor into a stylish, welcoming check-in and concierge area.
Navigating a Complex, Mixed-Use Environment
One of the most significant challenges of the Arch + Cable project was working within a five-story mixed-use building that remained occupied throughout construction. The project required the integration of 20 new bathrooms on the fourth floor while minimizing disruptions to existing office and residential tenants—including an accounting firm operating below.
Through careful planning and execution, our team ensured minimal impact on daily operations. We utilized CPM scheduling software for precise resource allocation, implemented dust barriers and noise-control strategies, and strategically scheduled plumbing work after tax season to avoid peak business disruptions. Maintaining positive tenant relationships was a top priority, and clear communication played a key role in the project’s success.
Smart Solutions Through Value Engineering
WEB Construction also worked closely with the project team to optimize the budget through value engineering. By recommending alternative shower floor materials and cost-effective plumbing fixtures, we were able to reduce costs without sacrificing quality. Strategic scheduling resulted in a 15% savings on materials, while alternative electrical fixtures reduced electrical costs by an additional 10%.
Modern Comfort Meets Functional Design
The completed hotel rooms feature advanced sound insulation, upgraded electrical systems with smart controls, and modern plumbing designed for contemporary comfort. On the first floor, the lobby was transformed into a functional and welcoming space that includes ADA compliance, enhanced security systems, and a business center—creating an inviting experience for guests from the moment they arrive.
